ALTA Survey
ALTA Surveys must adhere to very specific requirements set forth by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). These requirements consist of ALL of the following:
- Easements, right of way and other encumbrances.
- Encroachments or other improvements on adjoining/adjacent properties.
- Legal routes to access the property, such as public roads.
- Zoning setbacks
- Flood zones
- Water boundaries
- Evidence of cemeteries
- A legal description of the property including preliminary research.
ALTA surveys must be very precise, using stat of the art equipment and extensive research to determine the boundaries and locations of improvements, encroachments, etc.
CREST has performed hundreds of such surveys accurately and on time.
A good referral would be a corporate real estate attorney or advice on how to find same.
